A Key Step On The Path To Investment Property Success

Perhaps the wealthy are often successful because they have been taught the perils of neglecting the basics. Many people , for example, may harbor the misconception that successful people are simply extremely lucky or that they have been born with an intrinsic talent for money and investing.

That simply isn't the case.

What the wealthy do differently from other people, and, indeed, what all successful property investors do, is prepare. Good investors do their homework.

“The ABCs of Property Investing” author Ken McElroy tells a story about one of his clients, who became a client only after turning his investment into a complete and utter disaster. McElroy and his company are in the business of property management. Ideally, an investor will hire a property management firm at the outset, as opposed to taking a stab at managing his property from a distance. That's what this investor did. He soon learned that the time commitment to do such a thing was unreasonable.

That was not his sole error. The owner had neglected even to visit his investment property before purchasing it, and as a result he had no idea it was filled with deadbeats. He hadn't bothered engaging a team of real estate investing experts who would have gladly told him not to buy property in that neighborhood, due to its high crime . It was a bad neighborhood, and he should've avoided it. He could, however, have avoided it very easily if he had simply done his homework.

It's easy to imagine how much money he spent the rehabilitation of the property—an expense he could have spared himself simply by budgeting for the real estate experts he so badly needed. It would have been impossible to fix the neighborhood in which the property was located, and therefore the property would never pull in top-dollar rent.

In nearly every case, the wise property owner can't afford not to employ experts.

Wealthy real estate investors also tend to have a staggering amount of focus. That's why they're wealthy. They pick a target and they narrow their scope till they're looking at one piece of property. They've already decided what kind of investment property interests them. In fact, they may concentrate on hotels or apartment buildings or what have you. They always keep in mind what neighborhoods interest them and the age range of buildings they are willing to look at.

In the event that their preferred location does not yield any interesting leads, they try the next best, and so on. But they always keep in mind the acceptable parameters.

One key lesson wealth teaches people is that money talks. They understand that one does not have to wait till a For Sale sign goes up in order to make a purchase. If a potential buyer surprises the current owner of a piece of property with an offer, it's often possible to get a great deal on a piece of property that isn't up for sale. And there are no other potential buyers to drive up the price.

The wealthy do indeed appear to reside in another world. For them, funds are always plentiful. They will not worry if a deal goes awry, as they are confident another is just around the corner. Someone who is hoping to improve his life significantly by investing may worry that he let one get away.

McElroy suggests that the best approach is to remain aloof, to work under the assumption that each and every negotiation will end with the investor walking away from the deal. The vast majority of supposed deals simply aren't deals, he said. The savvy real estate investor understands that it's dangerous to become committed to the idea of closing the deal.

The rich are aware of this stuff, not because it's innate knowledge, but because they have been educated on the subject, or else they've taken the time to educate themselves. Anybody can potentially learn to invest like the rich. It simply requires a commitment to learn.
