Mortgage lenders, bank loan officers, and mortgage brokers. They're all essentially the same, right? Not exactly. While their common aim is to sell you a mortgage, the nature of each position differs slightly from the others.

What is a mortgage broker?

Contrary to popular belief, a mortgage broker does not work for a single loan company or any lending organization or agency. A mortgage broker is a real estate financing professional working independently from lenders. His or her task is to concentrate on the initiation of a residential or commercial mortgage. The lending company serves as the "wholesaler", and the mortgage broker arranges the actual funding and servicing to the loan "wholesaler."

Essentially, mortgage brokers are freelance agents working with (not for) various wholesale lenders. Almost half of all the real estate residential loans in the United States are initiated by mortgage broker firm operations.

Mortgage brokers have instant access to hundreds of loan products. That's why these professionals are so powerful at providing consumers with cost-effective and efficient options catering to their specific loan needs. A mortgage broker will evaluate the options and provide an appraisal based on financial details provided by the customer. With this data as leverage, the mortgage broker can then sift through the hundreds of posted rates in order to find the best one for the customer. Therefore, a mortgage broker can provide customers with expertise and convenience, as well as a number of financing options.

Mortgage lending is a complex task, and mortgage brokers are able to act as professional leaders, helping customers through the entire process. Should the process become confusing, a mortgage broker can alleviate the situation by offering extensive choices and providing advice. The customer is able to maintain financial balance, and meet his or her goals.

When customers have a bad credit or a less-than-ideal credit history, mortgage brokers help them get loans by looking for lending companies that are willing to allow these types of consumers borrow money. Mortgage brokers also use novel loan packages to allow customers with low to moderate income enjoy the perks of home ownership.

Mortgage brokers save time, money and hassle for consumers. These professionals can provide an evaluation of a client's financial status, and can easily target products which meet the needs of the client. This preliminary evaluation makes the entire process easier and less time-consuming. Mortgage brokers maintain contact with numerous lending companies, and use these relationships to obtain the most cost-effective loans for their clients.

National Association of Mortgage Brokers

Established in 1973, the National Association of Mortgage Brokers is the principal trade association that represents the community. The association is affiliated with 46 states of the United States and provides professional certification for mortgage brokers.

Members of the National Association of Mortgage Brokers are required to follow the association's code of ethics, and must maintain the highest degree of lending practices in the profession. Your mortgage broker serves as a liaison between you and the lender, and is responsible for bridging the divide between both sides of the equation. Of course, this is a major responsibility, but a qualified mortgage broker will be utterly thorough every step of the way.
