Real Estate Success Through Teamwork

When you think of investing as a team sport, you will have access to people who have all kinds of resources you don't have. They will bring insight, knowledge, and relationships to your team. If you want to make more money, do what the most successful investors do. Become part of a team.

This means that real estate investing is a team sport, like soccer. If you are in a bad position to score a goal, you pass off the ball to a teammate in a better position. If your teammate makes the shot, the whole team wins.

The opposite image of teamwork is the idea of the self-made man, who climbs up the mountain of success and boasts: "I am now the king of the world." (Few women are described by this model.) This is a competitive model, in which the "top dog wins." As a model of success, this model assumes that success is the result of single-handed effort, not a team effort.

In contrast, consider Napoleon Hill's MasterMind concept. The whole becomes more than the sum of its parts. Everyone becomes more successful by being part of a team. True success comes from surrounding yourself with like-minded people.

What difference does teamwork make in real estate investing? Consider the situation when you find a property you would like to buy, but you don't have enough money or credit to buy it. If you are limited to your own money and credit, you can't do the deal.

With an investor teamwork mindset, you say: "I can't afford to buy this property, but I know people who do have the money to buy it."

You can be a "bird dog." A bird dog is somebody who finds a property and passes the information to someone who can buy it. The bird dog makes money by finding properties, not by buying them.

You can also make money as the deal maker. You can be the person who puts together the seller and the person with the money and arranges the deal.

You can also be the investor. A bird dog or deal maker can bring a deal to you, and you can be the one to buy if you have money to invest.

A soccer team needs different players. My point is that real estate investing is the same. It needs different players, playing different roles. Your role can change. You can player different positions on a soccer team. You might play defense. You might play offensive. You might play in the goal. You might be the one who takes the shots. You might be the one who passes the ball.

When you're part of a network of investors, you don't have to climb up to the top of the mountain by yourself. You don't have to do it all by yourself.

The idea of investing as a team sport means that there are all kinds of players in the real estate investing world. They have specialized knowledge, money, and credit. The more you treat investing as a team sport, the more successful you will become.
