Should You Maintain Your Investment Property Or Flip It?

Property investing can appear to be a complicated subject, however that's just because there are so many decisions. As an investor, you have an almost unlimited number of manners in which to earn money. That, however, means that you must have the ability to choose wisely. You have to choose how much you'll learn about each element of property investing, whom to add to your team, where to seek properties, whether a property is the right one for you, and so on.

One decision you'll find yourself faced with is what you'll do with a property once you have purchased it. You might not be the kind of investor who wants to purchase a property and hold on to it for an extended period of time. You may not want to deal with property managers and renters or the upkeep of a piece of real estate. If these activities don't appeal to you in the slightest, your other option is flipping.

Flipping a property is simply the practice of selling it as soon as you purchase, often at the same closing. At the latest, flippers generally start setting up a sale on a property the same day that he or she purchases it. Some will even start the process before they own the property, though this is risky business. However one chooses to approach the process, flipping inevitably entails hurrying to the auction block, since a vacant property always represents a liability.

On the other hand, if you hold a property, you are afforded the opportunity to raise its value. If you manage to find a really good deal, the price you paid for the property will probably be a tiny fraction of what you stand to make off it, and when you finally decide to go ahead and sell it, you'll be able to do so at your convenience and get a higher price than you would've by flipping.

This holds true especially if your property is a multifamily dwelling such as an apartment high rise. If it is the right property in the right area, and you take care of it, occupancy is probably going to stay up. With a property like that, your earnings tend to grow exponentially. With good management, this is virtually assured.

On the topic of property management, you'll have to choose whether you'll perform that function yourself or hire a company to do that for you. If you are the owner of an especially sizable property, or if you own many properties, you'll have to employ a property manager. Ken McElroy, author of The ABCs of Real Estate Investing, suggests that you employ a property management company so that your time and effort can be put to better use elsewhere.

These are the kinds of things you'll have to consider as the owner of a property.

Ultimately, however, no matter whether you decide to flip a property or hold it hinges chiefly on what you'd rather spend your time doing. Maybe you would enjoy the fast-paced work that flipping entails. Maybe this rush feels like an adventure to you. In that case, you ought to learn the proper way to flip properties (i.e., wait till you own a property to arrange a sale and don't approach buyers at the very closing at which you purchased a property).

However, if the concept of caring for a property sounds like it would appeal to you, then purchasing and holding a property might be the way to go. Depending on your talents, you personally may be able to find it more profitable to work in one way as opposed to the other. It is totally your decision.
