What Is In An Appraiser Inspection?

A real estate appraisal is one of the first things that need to be done when you get ready to buy a home. When you learn the value of the home and property, you can establish a good price as well as the market value compared to the rest of the neighborhood. If you’re new to the process, though, is that it can be helpful to find out exactly what happens during an appraisal so you know your role and what will happen on an appraisal day.

Looking for an Appraiser

As a home buyer, you will not be the one calling the home appraiser to come to the home and appraise it. This is the responsibility of the lender you are getting your mortgage loan through. They contact an appraiser to work to get the actual value of the home so as to put together the best contract based on the value. If you would like to work with an independent appraiser as well to back up the values, that’s up to you to do so. Few people do this. Appraisers can be found through appraisal companies as well as self-employed appraisal businesses.

About the Length of the Appraisal Process

The appraiser inspection process will not take long, considering how important it is to process. It will probably only take five or fifteen minutes depending on the property, while the appraiser is at the home. Then the appraiser will go to their office and check on the prices and values of other homes in nearby area. They will look for homes that have recently sold and what those prices were. All of this information will go into a report. The report will be about 10 pages and take about four hours to put together. This report goes to the lending institution.

Is an Inspection Included?

The real estate appraiser is only responsible for determining the value of the property and square footage as measured from outside the home. The systems in the house are not inspected, though rooms are checked out to see how large they are and what features may affect the value of the home. The inspection is a different appointment that is about the safety of the home and property instead of the value.

What about Me?

During the appraiser inspection, there isn’t much for you to do, unless there needs to be certain improvement pointed out. Many of the physical changes to the home will be spotted by the appraiser, but if you are concerned, let the appraiser know specific things about the home — especially if you are the seller.

The appraisal process shouldn’t be problematic or something to fear. It’s just a time when the true value of a home will be found out and help the home purchase process.
